What we recommend depends on what we measure. The depth and spacing of the boreholes are set by your structure and your site conditions. A four-storey building on Lake Edmonton clay needs a different program than a single-storey warehouse on till. We tell you the program before any rig mobilises.

What is included in a geotechnical investigation?

Drilling boreholes at agreed locations, logging the soil profile, sampling, and laboratory testing of those samples. The report then gives foundation recommendations, bearing values and settlement estimates. How many boreholes, and how deep, depends on your structure and your loads. We give you that program in writing before any drilling starts.

What types of projects do you support?

Residential and commercial buildings, industrial sites, municipal servicing, roadways and transmission structures. The work is the same discipline at different scales: measure the ground, test the samples, give design values. Project size changes the borehole program and the report length.

At what stage of a project should this happen?

Before foundation design, and before you commit to a building footprint. The investigation tells your structural engineer what to design for, so ordering it after the drawings are done often means revising them. On a subdivision it comes earlier still, because the soil conditions affect lot grading and servicing depths. Winter access can also change drilling costs, so early scheduling helps. A permit reviewer will ask for it on engineered foundations.

Do small residential projects need a geotechnical report too?

Sometimes. A house on stable till with a conventional basement may not need one. A house on high-plasticity clay, on a slope, near a top of bank, or on previously filled ground usually does. Alberta’s building code requires foundation design to suit the soil conditions, and on Part 9 houses the reviewer decides whether that needs an engineer. Your municipality can tell you which category your lot falls into before you order anything.
