Lot Grading Plans

Survey Support for Compliant Residential and Commercial Lot Grading

Lot Grading Plan Services

Lot grading surveys confirm that a property is graded to drain correctly and comply with municipal requirements, from existing ground conditions through to certified final grade. Accurate grading documentation protects a property against drainage issues and is often required to release permits and deposits.

At ProtechGeo Surveying Ltd., every lot grading survey is completed under the supervision of our Principal Alberta Land Surveyor using modern surveying technology. Supporting residential, commercial, and multi-family projects, our team delivers the certification and drainage verification that owners, builders, and municipalities rely on.

WHY CHOOSE US?

Our Approach

Grading requirements are municipal, and they are not the same across Alberta. Edmonton, Sherwood Park, Leduc County and Spruce Grove each set their own tolerances, their own inspection stages and their own deposit conditions. We check the requirement for your municipality before surveying. Certifying to the wrong standard means surveying the lot again.

Municipal Standard Checked

We confirm your municipality's grading requirements and tolerances before the survey, because they differ across Alberta.

Staged to Inspections

Surveys are timed to the rough and final grade stages, so certification arrives when the inspection needs it.

Baseline Recorded First

Existing ground is captured before work starts, so later stages compare against a measured baseline.

Problems Flagged Early

Where a lot will not certify as graded, we say so before the submission goes in.

Deposit Focused

Certification is prepared in the form your municipality needs to release the grading deposit it holds.

Multi-Family and Commercial

We certify multi-family and commercial sites as well as single lots. Each carries its own drainage and certification requirements.

Frequently Asked Questions

Common questions about lot grading certification and drainage compliance in Alberta.
What is a lot grading certificate?
A lot grading certificate is a survey document confirming your lot has been graded to the approved plan and drains as the municipality requires. The municipality releases the grading deposit against it.
Rough grade is certified after the site is shaped but before landscaping. Final grade is certified once topsoil and landscaping are complete. Most municipalities inspect both.
Usually because final grade has not been certified, or the certification showed the lot does not drain as approved. The municipality holds the deposit until it does.
The grading gets corrected and re-surveyed. We flag a likely failure before submission where we can see it coming, which saves an inspection cycle.
No. Tolerances, inspection stages and deposit conditions are set by each municipality. We confirm the requirement for yours before surveying.
Grade staking is a field reference during construction, telling crews where to cut and fill. Lot grading certification is the document produced afterwards for the municipality.
Yes, and it is worth doing. Without a recorded baseline, later grading stages are compared against an assumed starting elevation rather than a measured one.
Yes. Top-of-foundation certification confirms the house was built at the elevation the grading plan assumed. Later drainage problems usually originate there.
Alberta only. Edmonton, Sherwood Park, St. Albert, Leduc, Nisku, Spruce Grove and municipalities throughout the province.
