Plot Plans

Clear Plot Plans to Support Planning, Permitting, and Development Review

Plot Plan
Services

A plot plan is an informational drawing prepared from survey data that illustrates the boundaries of a parcel and the location of existing or proposed improvements and site features relative to those boundaries. It gives owners, designers, and municipalities a clear picture of how a development fits within a property.

At ProtechGeo Surveying Ltd., every plot plan is prepared under the supervision of our Principal Alberta Land Surveyor. Whether you are exploring development options or preparing a permit submission, our team delivers accurate, dependable drawings that support planning, permitting, and development review throughout your project.

A plot plan illustrates a parcel's boundaries and the location of existing or proposed improvements relative to those boundaries. Unlike a registered legal survey plan filed with Alberta Land Titles, it supports planning, permitting, and development review, and is commonly used to demonstrate compliance with municipal bylaws, setbacks, and other land-use controls.

Planning Deliverables

An envelope plan showing the existing property limits and the envelope a development can be contained within, or multiple options to support decision making.

WHY CHOOSE US?

Our Approach

Municipalities in Alberta do not all want the same plot plan. Edmonton’s permit desk asks for a different set of details than Sherwood Park or Leduc County. The difference is usually in what has to be shown, not in how accurately it is measured. We check your municipality’s requirement before drawing. Requirements also change, so we confirm them for each new submission.

Municipal Requirement Checked

We confirm what your municipality wants shown before drafting, because it varies across Alberta.

Setbacks Shown Clearly

Setback dimensions are drawn where a reviewer can find them. Unclear setbacks are a common reason for a return.

Easements Pulled From Title

Registered easements and rights-of-way are taken from the current title for your parcel.

Options Before Commitment

Envelope plans let you test what fits before you commit design money to a layout.

Honest About Scope

If you need a Real Property Report or a boundary survey instead, we say so.

ALS Supervised

Every plot plan is prepared under our Principal Alberta Land Surveyor, using measured survey data.

Frequently Asked Questions

Common questions about plot plans and Alberta development permit submissions.
What is the difference between a plot plan and an RPR?
A plot plan is a planning and permitting drawing, often showing something not yet built. A Real Property Report is a survey document showing what exists, used for sales, financing and municipal compliance.
Ask the municipality, and tell us what they say. Requirements differ across Alberta and the answer decides which of the two deliverables above you should order.
An envelope plan shows the area within your parcel where a development could sit, once setbacks and easements are accounted for. It tells you what will fit before you design anything.
Yes. Comparing two or three layouts on one drawing is a common request, and it takes less drafting time than separate drawings.

Engineering surveys provide the accurate spatial data needed to design, construct, and maintain infrastructure projects while ensuring compliance with design specifications.

Not necessarily. Engineering surveys support design and construction, while legal surveys establish property boundaries, easements, and rights-of-way. Many projects require both.
