Real Property Reports in Calgary

Surveyed for Calgary’s Certificate of Compliance, Sales and Permits

Real Property Report
Calgary

Calgary sellers usually need a Real Property Report because the standard purchase contract asks for one, with evidence of municipal compliance or non-conformance. An Alberta Land Surveyor draws the boundaries, the buildings and other visible improvements, and their distances to each line.

Registered easements and rights-of-way go on the plan as well. Our Principal Alberta Land Surveyor supervises each report, prepared to the Manual of Standard Practice in effect from 17 April 2026.

The City of Calgary reviews the report and stamps a Certificate of Compliance where building locations meet Land Use Bylaw 1P2007. It does not check permit history or the building code. For a house, the 2026 fee is $189 and the first review takes 1 to 2 days. Applications go in online at apply.calgary.ca, which needs a myID account.

WHY CHOOSE US?

Our Approach

The City’s common refusals are eaves, cantilevers, porches or decks too close to a property line, and sheds too close to the house. We dimension each of these on the plan, measured from the survey monuments.

Rezoning Repealed

Council repealed citywide rezoning, and most Calgary properties returned to their earlier districts on 4 August 2026.

Encroachments Shown

Anything crossing onto City land is shown with its extent. Calgary approves encroachments through its own process and stamp.

Fences and Walls

The City skips fences and retaining walls in its bylaw review but checks them for encroachment onto City land.

Foundation-Only Reports

Calgary accepts an RPR marked "foundation only" or "under construction" for 12 months from the survey date. After that, the City needs an updated report.

Permit History Separate

The certificate does not check permits. For a house, the City's myProperty shows the last 10 years of permit activity.

Alberta Standard

Every RPR follows the ALSA Manual of Standard Practice in effect from 17 April 2026, under our Principal Alberta Land Surveyor.

A Calgary Real Property Report is the surveyed drawing the City stamps for compliance. It shows boundaries, buildings, decks and fences, with each registered easement and right-of-way on title.

Boundary & Improvement Location

Each building, deck and projection is dimensioned to the property lines. The measurements start from the survey monuments that define the parcel.

Encroachment Identification

Structures crossing onto a neighbour's lot or City land are shown with their extent. The City names fences, retaining walls and planters on City property as common cases.

Land Use Bylaw Review

The City checks building locations against Land Use Bylaw 1P2007. Projections too close to a side property line are a common reason it refuses a certificate.

Easements & Rights-of-Way

Easements and utility rights-of-way come from a current title search and are dimensioned on the plan. The City lists sheds in overland drainage rights-of-way among common encroachments.

Project

Sale, Financing & Insurance

The January 2026 AREA purchase contract lists a current RPR with evidence of municipal compliance or non-conformance among the closing documents. Lenders often ask for one as well.

Frequently Asked Questions

Common questions about a Real Property Report in Calgary, Alberta, and the City’s Certificate of Compliance.
How long does a Real Property Report take in Calgary?
The City’s review follows our fieldwork and drafting. Calgary lists 1 to 2 days for an initial residential review, or 14 days if further review is needed. It currently notes higher than usual volumes (City of Calgary, retrieved 9 October 2026).
The 2026 fee is $189 per parcel for a single, semi-detached or duplex home, GST included. Houses have no expedited review. The City’s 7-day option applies to multi-residential, commercial and industrial parcels, at $432.
The bylaw review leaves out fences, retaining walls, driveway width, decks under 0.64 m, parcel coverage, height and sheds under 10 m². The City still checks them for encroachment onto City land.
No. The Certificate of Compliance covers building location under Land Use Bylaw 1P2007 only. The City applies a separate stamp showing whether an encroachment onto City land has been approved.
You can change or remove the structure, have the RPR updated, and resubmit free within one year. You can also apply for a relaxation, which the City may refuse. A house needing both a relaxation and a certificate pays one fee.
Not through the compliance service, which cites copyright. The City’s property-details request releases plans only to the owner, an agent, the applicant on file or the copyright owner. A new or updated report has to come from an Alberta Land Surveyor.
The seller, under the AREA residential purchase contract. Its January 2026 form puts the cost of the closing documents, including the RPR, on the seller. Your own contract governs, so check it with your lawyer.
