Real Property Reports (RPR’s) Alberta
Verify Your Property Boundaries and Improvements with a Certified Real Property Report
Real Property
Reports (RPR’s)
A Real Property Report is a legal document that illustrates the boundaries of a parcel of land and the location of all visible improvements relative to those boundaries. At ProtechGeo Surveying Ltd., every Real Property Report is prepared under the supervision of our Principal Alberta Land Surveyor in accordance with the Alberta Land Surveyors’ Association (ALSA) Manual of Standard Practice, giving you a clear and reliable picture of your property.
Whether you are buying, selling, refinancing, or seeking municipal compliance, our team combines a field survey of your improvements with a thorough plan and title search to deliver an accurate, professional report you can depend on. We prepare Real Property Reports for residential and commercial properties in both urban and rural settings throughout Alberta.

When do you need
a RPR?
A Real Property Report gives buyers, sellers, lenders, and municipalities in Alberta a clear, reliable picture of your property and its improvements.

Buying
or selling property

Constructing
a new home or commercial building

Installing
fences, garages, or retaining walls

Planning
a subdivision or land development

Applying
for development or building permits

Resolving
property boundary disputes

Registering
or updating property records

Establishing
easements or rights-of-way
Our Approach
Compliance Coordination
We submit the report to the municipality and carry it through the compliance review ourselves.
Encroachments Flagged
We check both directions during the field survey. Encroachments are flagged before the report goes to the municipality.
Title Searched
Registered easements and utility rights-of-way are pulled from current title and drawn on the plan.
Urban and Rural
We survey city lots and acreages. Rural parcels take longer, because there is less evidence to recover.
Update Reviews
Send us the RPR you already have. We'll tell you whether it still reflects the property or needs redoing.
Alberta Standard
Every RPR is prepared to the ALSA Manual of Standard Practice under our Principal Alberta Land Surveyor. Lenders and title insurers rely on that standard.

A Real Property Report documents the location of a property's boundaries and its visible improvements, such as buildings, garages, decks, and fences, along with any encroachments, easements, and rights-of-way that affect the title
Boundary & Improvement Location
Show the precise location and dimensions of all visible improvements relative to your property boundaries, based on the survey monuments that govern the parcel.
Encroachment Identification
Identify any structures that cross onto neighbouring lots or public land, and any encroachments onto your property, before they become costly disputes.
Municipal Compliance Review
Coordinate with the municipality to confirm your improvements meet setback regulations, bylaws, and development requirements for permits and compliance certificates.
Easements & Rights-of-Way
Document registered easements and utility rights-of-way affecting the extent of your title, giving buyers, lenders, and insurers a clear and dependable record.
Sale, Financing & Insurance
Provide a dependable record that buyers, sellers, lenders, and insurers can rely on to complete real estate transactions, mortgages, and title insurance with confidence.

Frequently Asked Questions
How long does a Real Property Report take?
What is a compliance certificate and do I need one?
Who pays for the RPR in a sale?
When do I need a Real Property Report (RPR)?
Real Property Reports are commonly required when buying or selling property, refinancing, obtaining permits, or confirming municipal compliance.
Where do you provide RPRs?
ProtechGeo Surveying Ltd. proudly serves communities throughout Alberta including Edmonton, Sherwood Park, Calgary and St. Albert. We support residential, commercial, industrial, and municipal projects.
What is the difference between an RPR and a legal survey plan registered at Land Titles?
An RPR is prepared to support real estate transactions, permitting, and development review, and is not registered at Land Titles the way a subdivision or right-of-way plan is. It shows your property boundaries and the location of visible improvements so buyers, lenders, and municipalities can rely on an accurate picture of the property.
What is a compliance certificate and do I need one with my RPR?
A compliance certificate is issued by the municipality confirming that the improvements shown on your RPR meet local bylaws and setback requirements. Many real estate transactions require an RPR with municipal compliance, and our team can coordinate with the municipality on your behalf.
Does my RPR need to be updated?
An RPR should reflect the current state of the property, so if improvements such as a garage, deck, fence, or addition have been added since the report was prepared, it will likely need to be updated. We can review your existing RPR and advise whether an update is needed.
