Real Property Reports in Edmonton

Boundaries, Improvements and City of Edmonton Compliance on a Single Plan

Real Property
Reports (RPR’s)

A Real Property Report is a drawing of your Edmonton lot. It shows the boundaries and everything visible built on the parcel, including the house, garage, deck, fence and shed. It shows anything crossing a boundary in either direction, and the easements and rights-of-way registered against your title.

Most Edmonton owners order one because a purchase contract, a lender or a permit application asks for it. We prepare RPRs under our Principal Alberta Land Surveyor, to the ALSA Manual of Standard Practice.

An RPR in Alberta on its own shows what exists on the parcel. The City of Edmonton compliance certificate goes further. A development planner checks the report against the Zoning Bylaw and confirms a development permit was issued for each structure shown. Most Edmonton residential sales call for that stamped version. We do the field survey, run the title and plan search, and supply the documents the City requests.

a RPR in Edmonton?

An RPR is usually triggered by another party: a buyer’s lawyer, a lender’s condition, or the City of Edmonton permit desk. These are the common cases.

WHY CHOOSE US?

Our Approach

Zoning Bylaw 20001 replaced Bylaw 12800 on 1 January 2024, and setback and siting rules changed with it. The City reviews your report against the bylaw in force at the time of review. We measure the improvements against current requirements during the field survey, then tell you where the plan sits before your compliance application goes in.

City Compliance Support

We supply the report and Certificate of Title when the City of Edmonton requests them, and follow the review through.

Encroachments Flagged

We check both directions during the field survey. That includes anything sitting on a City road right-of-way or a utility lot.

Title Searched

Registered easements and utility rights-of-way are pulled from current title and drawn on the plan, City and utility interests included.

Infill and Mature Lots

We survey narrow infill parcels and mature-neighbourhood lots, where setbacks are tight and an older fence line rarely follows the monuments.

Update Reviews

Send us the RPR you already have. We will tell you whether it still reflects the property today.

Alberta Standard

Every RPR in Alberta is prepared to the ALSA Manual of Standard Practice under our Principal Alberta Land Surveyor. Lenders and title insurers rely on that standard.

ProtechGeo White

A Real Property Report documents where an Edmonton parcel's boundaries sit and where its visible improvements sit against them, along with the encroachments, easements and rights-of-way affecting the title.

Boundary & Improvement Location

The plan shows where your boundaries run and where each building sits against them. Measurements come from the survey monuments governing the parcel, which often do not follow the fence.

Encroachment Identification

The report identifies structures crossing onto a neighbour's lot or onto City road right-of-way, and anything crossing onto yours. A buyer's lawyer will raise any of them.

Zoning Bylaw Review

A City development planner checks the report against current Zoning Bylaw regulations and against the development permits issued for the structures shown. The compliance stamp returns on your report.

Easements & Rights-of-Way

Registered easements and utility rights-of-way are drawn against the extent of your title. They set where you cannot build and where a utility keeps a right of access.

Project

Sale, Financing & Insurance

Buyers, sellers, lenders and title insurers all rely on the finished report. In most Edmonton residential transactions the RPR with compliance is a condition of closing.

Frequently Asked Questions

Common questions about Real Property Reports in Edmonton, from homeowners and from lenders and lawyers.
How long does a Real Property Report take in Edmonton?
Fieldwork and drafting are the shortest part of the job. The City of Edmonton publishes an average of 10 working days for a regular compliance certificate report. Express review is 3 working days. Both figures exclude the day the City receives the application, and heavy workloads extend them (City of Edmonton, retrieved 7 September 2026). Tell us your closing date when you book.
It is the City’s confirmation that the buildings shown on your RPR meet Zoning Bylaw regulations and hold the development permits they require. The City does not require you to hold one. Most Alberta residential purchase contracts do, so a sale will usually need it.
You apply for the compliance certificate online and pay the fee, which is due in full within five business days of applying. The City then asks your surveying company to upload the Real Property Report and Certificate of Title to your application. We handle that request.
Zoning Bylaw 20001 replaced Bylaw 12800 on 1 January 2024. The City reviews a report against the bylaw in force when the review happens. The more common problem is a garage, deck, fence or addition built since the drawing date. Send us the report and we will review it.
In most Alberta residential transactions the seller pays, because the standard purchase contract makes a current RPR with compliance a seller’s obligation. Your own contract governs, so check it or ask your lawyer.
No. A boundary survey marks your lines in the field with survey monuments. An RPR is a drawing that shows boundaries and improvements together, prepared for transactions and permits.
Yes. Narrow infill parcels are among the most common Edmonton RPRs we do, and tight side setbacks make monument recovery the part that matters. Garden suites and detached garages are shown like any other improvement.
Alberta only. Edmonton and the surrounding region including Sherwood Park, St. Albert, Leduc, Nisku and Spruce Grove, plus Calgary, Red Deer and the rest of the province.
